From “Offer Accepted” to Moving Day

Hearing that your offer has been accepted is an incredible milestone, but it marks the beginning of the administrative transaction phase. The period between contract signing and receiving your keys requires precise coordination, and we manage every detail along the way.

The Escrow and Contract Milestones

Once a purchase contract is finalized, the clock starts ticking on several legal and financial steps:

  • The Earnest Money Deposit: You will submit an initial deposit to a neutral third-party closing agent (an attorney or title company). They hold these escrow funds safely until closing day.
  • Title Search: The closing agent researches the property’s complete history to guarantee the title is entirely clear of hidden liens, encumbrances, or boundary disputes before it is transferred to your name.
  • Home Inspections & Renegotiation: A licensed property inspector will evaluate the home’s structure, roof, plumbing, and electrical systems. If unexpected issues arise, we can use the report to renegotiation terms or request seller repair credits.
  • Appraisal and Loan Approval: Your mortgage lender will order a third-party appraisal to confirm the property’s value matches the loan amount. We will stay in close contact with your loan officer to ensure your underwriting documents are fully approved on time.
  • Association Approvals: If the property sits within an HOA or condo association, we will coordinate getting the rules, regulations, and formal certificates of approval recorded properly with the county.

The Final Walk-Through and Closing Day

  • The Last Look: The morning of or day before closing, we will do a final walk-through of the property. We will verify that all agreed-upon repairs were completed correctly and that the home is clean and vacant.
  • Signing the Paperwork: At the closing table, you, the closing agent, and your attorney will review the settlement statement detailing every final dollar amount. You will sign your formal mortgage notes and transfer the remainder of your down payment via a secure wire transfer or a certified bank check.

Once the paperwork is executed and the deed is officially recorded at the County Recorder’s office, the transaction is complete. The home is legally yours, and the keys are placed in your hand!
