Navigating Proposals and Protecting Your Interests
Receiving an offer is an incredibly exciting milestone, but evaluating a proposal involves looking at much more than just the baseline purchase price. The highest offer is not always the best offer; a contract’s terms and contingencies heavily dictate whether the deal actually makes it to the finish line.
How We Evaluate and Negotiate Offers
As your real estate advocate, we manage every single detail of the offer framework on your behalf:
- Comprehensive Assessment: We will thoroughly review the proposed legal contract with you, explaining the buyer’s requested closing date, financial strength, and any specific conditions.
- Strategic Counter-Offers: If parts of the offer are weak or concerning, we will draft a strategic counter-offer that protects your equity and timelines without risking the sale slipping through your fingers.
- Prioritizing Financial Power: We aggressively screen buyers to protect you from failed transactions. We look for buyers carrying verified lender pre-approvals or written loan commitments rather than basic, unverified pre-qualifications.
The Initial Purchase Agreement
Once you and the buyer come to a mutual agreement, both parties sign the formal Purchase Agreement. At this stage, the buyer places an earnest money deposit into an escrow account. This deposit is held securely by a neutral third party (a title company or closing attorney) pending the successful fulfillment of the contract’s milestones.
Pro Tip: Keep written records of absolutely everything. Every counter-offer, verbal agreement, or contract addendum must be documented and signed by both parties. We manage this paperwork trail flawlessly so neither party is ever in breach of contract.
