Navigating Contract Contingencies

Before ownership officially transfers, several critical legal and financial milestones must be cleared:

  • Inspections and Appraisals: The buyer’s licensed inspectors will examine the property’s structure, roof, plumbing, and mechanical systems within the contract’s strict timelines. Simultaneously, the buyer’s lender will send a licensed appraiser to verify the property’s value matches the sale price. We guide you objectively through any necessary repair renegotiations.
  • The Title Search: The chosen closing agent or attorney will audit your property’s recorded history, certifying that your title is entirely clear of hidden liens, old mortgages, or boundary encumbrances before title transfer.
  • Association Clearance: If your home belongs to an HOA or condo association, we will coordinate the transfer of rules, regulations, and formal certificates of approval to be filed with the county.

What to Expect on Closing Day

  • The Final Walk-Through: The day of or the day before closing, the buyer will complete a brief final walk-through to ensure the property is in the agreed-upon vacant condition and that no new issues have arisen.
  • Signing and Final Settlement: You, the buyer, and the closing agent will execute the final settlement agreement, detailing every line-item financial transaction for absolute accuracy.
  • Receiving Your Funds: You can coordinate to have your sale proceeds wired electronically directly to your bank account, or receive a certified check at the table. Bring all property keys, garage door openers, and appliance manuals to hand over. Once the final signatures are recorded at the county office, your property is officially sold!
